I actually prefer the term RELATIONSHIP LENDING even though we are not lending you money per-se we are lending you the value of our finished product which is great for you. In a traditional mortgage you must jump through a number of hoops to get approved for a loan so that a bank can release the funds to the seller. Not only you but the HOUSE also has to get put through some things by the bank. With our rent to own option the bank has already qualified the house and now we are able to simply qualify a buyer based on a completely different set of criteria than a traditional mortgage.
Things such as your income to debt ratio, your time of employment, and your rental or purchase history are still considered, and we will ask about credit, but we will ALSO look at the humanity behind the things you are dealing with in your life. The CREDIT system alone is a VERY poor indicator as to whether a person can pay for a home.
